Uber Frustrated

I’m really frustrated with the housing market right now. I have enough money to afford something in the 165,000 range by myself. I have all the money for closing costs, down payment, and a plan to cover the rest of my rent through the end of the lease worked into my budget……… But I’m not getting anything. I have 10 offers, 5 are still valid, and only 2 are considered probable at this point in time. One I almost had but the day they wanted to open escrow I got beat out by a cash offer. I had an offer on a nice one bedroom but on the second look around I decided I didn’t want it anymore.

One of the two places left I put in the offer yesterday… the other I countered back to the bank with less then they wanted... but at my threshold of 165,000. I’m the first offer in, only one other person put an offer on it and their initial offer was lower then mine… but they demanded a counter offer (bank counter 175,000) so I have a 10,000 window if the bank accepts my lower offer.

Now I wait. I hate waiting and I’m so impatient it’s not even funny.

I found a bunch of places I liked, only to learn that they are not FHA approved… but it’s so hard to spend week after week hunting for homes and do all kinds of work and paperwork to end up with nadda. It makes me just want to bid on a one bedroom place and be done with it… But I promised myself I’d wait until August before I started seriously considering one bedroom options. I want that 8,000 tax credit but I won’t buy something just to get it.

I’ve found these really cute one bedroom with lofts but they are just right outside of my limit (180,000). Kind of wish I had an extra 15,000 lying around. Sad Sad. Maybe I won’t end up buying this year… but then I’ll be screwed. I don’t want to rent anymore with roommates, but it’s the same price to buy a one bedroom then it is to rent the dang thing with the government money added in.

Incase your wondering why I’m so sketchy about renting… My roommate is pregnant again with some guy who would rather her get an abortion then become a daddy if you know what I mean. This is the second time since I’ve met her that she has been preggers with an uninterested daddy to be. All of my reliable friends live at home and are still going to school so they live in apartments by their schools, dorms, or with their parents. I don’t want to live with my current roommate and her baby if she’s single mommy. Heck no. Plus she might loose her job in the fall since she hasn’t been giving 100% to it.

Boyfriend’s folks say I can rent out a room from them till I find and get a condo if I want. 600 bucks a month (cheaper then I’m paying now so I’ll be able to get a storage unit for my stuff that wont fit) so I won’t be stuck in a lease and renting at a high price to avoid a long lease so I’ll be free to buy at any time. But I’m not really sure I want to take them up on the offer.

Or I buy a one bedroom.

There is one place I have had my eye on that I could get for on a high estimate 130,000.

So i'm out the costs of what a security deposit and pet deposit would be for a one bedroom. and the rent is pretty standard for this area with a washer dryer and in a good part of town.

I’ll have an extra $3,450.74 to add to my emergency fund right now, plus the government money would bring me to 18,000.00

and i'd save money on taxes too since i'd be able to itemize for the first time ever. After the tax deductions disappear it's a mad dash to pay off the mortgage.

Your comments haven’t fallen on deft ears…

I’ve had a few comments about the post I wrote about my boyfriend and his recent credit card spending… and your concerns have not fallen on deft ears… I knew I’d get some flack from it, and that’s good to hear. I'm glad for some flack.

Instead of trying to respond to everyone individually I’ll just say this: I see the red flags. Did it hurt to find out that he was charging behind my back... yes... Will that stay in the back of my mind... yes.

but for now, i'm not willing to throw in the towel. call it love, call it wishful thinking, but i'm sticking in this for awhile. We've all had set backs... heck i even had to borrow money from my crazy mother for college at one point...

But his journey isn't that different from most PF bloggers on the web.

He charged up credit cards in his first few years of college not really getting the point that it wasn’t really free money or that his interest rate was 20%.

When we started dating, he started to learn about another side to money. So he stopped charging and started using cash, working more to live the lifestyle that he normally did (minus the cards) and he even sent extra money to his credit card companies.

Then he got hit with larger contractor taxes then he planned on because he had worked more then he did the year before… He didn’t realize he was paying 23% to Medicare and social security before taxes as a contractor since he only made around 6,000 a year and lived at home with his parents. He planned on the work he’d get in Jan and Feb to cover his 1500 tax bill…and realized that he could have paid off most of his debt and all of his taxes if he hadn’t blown the money by going out… He essentially had that Epiphany moment.

But then work started to disappear... Gigs got less and less, and he couldn’t get the money for the taxes and pay the credit card minimums so he filed an extension and tried to get more work gigs… and in the process he started to charge again…

I was at his computer one day and saw one of his bills… he tearfully came clean and asked me to take the card…

Now we’re working together as I believe a couple who’s intending to marry one day should. I’m not paying a dime of his debt. He made it, he pays it. I’m not a bank or a loan center--- But I will be encouraging, supportive, and helpful.

He knows I won’t agree to get engaged until all the debt is gone, he knows we won’t live together until we're married, and he knows that I will earn my right to wear white on my wedding day… I’m only 23 and if it takes me till I’m 25 to get married, I’m okay with that… We all mature as individuals after college and time will tell if we’ll make it or if we won’t, but for now I just can't throw in the towel.

but i'm not dumb and i know when enough is enough. I've been in relationships before, and i've ended all of them with the exception of one (because he beat me to it). I can make the hard unpleseant decisions in life, and i'm not a doormat. I guess it's just the wait and see mentality, but i'm hoping well make it. I want us to make it.

Current Emergency fund:

Since I actually noticed that I started living on only half my income (I didn’t realize I was saving a whole paycheck for goals and the house until I did my budget a little while ago…), I wondered how far my current emergency fund would go if I just eliminated my ability to save. My current Emergency Fund is $7,000.00 and my monthly expenses are: $1,331.67 (to live just the way I am right now)

I could get through 5.257 months. If I were to have a 6 month emergency fund at my current budget (the I don’t own a condo budget) I would need an additional $990.02. If my roommate skipped out on me, my expenses would go up to $2,031.67 and my emergency fund would only last me 3.445 months.

So I’m somewhere in the 3 ½ to 5 month emergency fund range.

Not bad! Next year I’ll be beefing it up to 8,000.00 to cover a full 6 months for me.

LA MARATHON: 5 K

So i did my charity 5 K yesterday on Memorial Day. It was amazing.

I did my 5k in 40 minuets and 20 seconds. (not bad for not training... well i had been getting cardio in via the pool, but i've been getting in shape for summer season at work, not running) I'm sooooo sore today though. I think i actually got in under 40 minuets because i didn't cross the start line at the same time the clock went off.

I raised $422 for charity, My team raised a total of $4,161.16 (mostly from one member who ran the half marathon and a group garage sale)... the charity raised at least $57,596.36

Not a bad memorial day at all. =)

Next time I'm going to train and hopefully get around the 35 minuet mark. So hopefully i can train doing three and a half ten minuet miles so i'm set for race day.

So what is the new budget? (I feel like I keep tweaking it all the time)

I decided not to put money towards the house dp this month. I hit out a few other savings goals… why? Because I got a counter off on one of the places I put a bid on. So it’s go time when it comes down to knocking out my savings goals for the year… because I won’t be able to if I’ve got a mortgage and a rent payment, and some of them are ones I need to accomplish (like future bills) instead of wishes (like starting the wedding fund)

Accomplished:
I went ahead and just stock piled the renters insurance money so I don’t have to save a little amount each month, freeing up $10 from the budget. If I buy, I won’t need the renters insurance because my policy is paid in full up to November so I’d only have to pay for one month. But I’d have to pay for homeowners insurance so this money would go towards that. I also put all the money aside for my Christmas fund, freeing up an addition $50 a month. I put half my invisiline money away, and threw a bit at the wedding fund.

I also hit a few more annual goals like saving 250 for my car (1/2 the deductible). I’m going to start taking whatever is left in my gas account at the end of the month and add it to this so it gets up to 500. This starts with June.

What’s left:
• Roth IRA—$1,122.80 I get an extra check at the end of July so this will get covered there.
• Invisiline $400
• Wedding $842.17
• Work Retirement Purchase (333.28 since I saved the $1,000 from last year)
• Florida Vacation 1500
• House dp- if I don’t buy this year I want it to be around 18,000 come the end of January.

Other budget changes:
The state changed my withholding since they are raising taxes. I get a few less dollars every check now.

I’m also getting a new utility bill every other month… Trash… but it should fit in with my $70 utility allotment since it’s around $15 every 2 months. Starts July 1st.

The grocery allotment increased to accommodate eating with my boyfriend more at my house.

Even with these changes, I’m still living on one paycheck and using the other paycheck for savings and savings goals. Not bad eh?

August I finish Florida and begin throwing all extra to the house again.

I should be receiving a raise anywhere from 4-6% which is not factored in to anything right now. Come the first week in June I’ll ask my boss how the paperwork is going. Depending on when it comes, I could meet some goals faster.

I haven’t posted about this… But here goes nothing…

I found out that boyfriend had been charging stuff on his credit card. When we started dating he promised me he wouldn’t be charging anything anymore and for a long while he was holding to that…

He was actually paying a bit over the minimums and being really diligent up to about 8 months ago… then the work shifts became less and less… He still liked to go out so he used his debt card and started only paying the minimums... he felt less like a man if I treated... I’d grab the check and he’d take it from me. But he wasn’t getting into more debt, which was our original promise to each other.

Then work became less and less, they didn’t give him the part time regular hours they said he would… they didn’t give him a truck driving rate, and he didn’t get a raise when they renewed his contract. Over the past few months, I’ve purposefully limited the amount that we’ve been going out so he wouldn’t be tempted.

I had a feeling that things were getting really hard for him. He got hit with contractor taxes because he didn’t realize how much he had really made over the year since it was the first year he really had money coming in… so he hadn’t sent enough over. He had to apply for an extension…

I decided that he wasn’t allowed to treat me or buy me anything unless it was a major holiday or birthday. Period. It was a bit of a shock when we went out with some friends and he couldn’t pay for me. He thought I was being stubborn but I think that was when he knew I was serious.

Well, work got less and less for him, maybe 2 or 3 days a month if he was lucky. They would schedule him for a 12 hour day… and that turned into 5 hours and he overspent waiting on money that he thought was coming in. At 20% interest, it wasn’t hard for him to wipe out what little progress he had made on the open card.

When I saw the statement on his desk, and the new charges he started crying and broke down about it. He asked me to take the card so he couldn’t use it anymore. I agreed. I also told him that I’d help him get through it.

I won’t pay off his debt… but I can do things that help him from adding to it. For one, I'll re-do my budget to allow for more grocery shopping money so we have food at the apartment for snacks and lunches so he will stop grabbing fast food, etc. I also agreed that we wouldn’t go with the group on Sunday nights out after church because it’s too much of a temptation since it’s around dinner time... things like that.

He applied for 10 different jobs. Grocery stores, Walmart, Target…. If they were hiring he applied.

Last night, he got a call back for an interview at a Regal Theater. He goes in on Thursday for the interview. He also got a tech gig with a different company that he met through his current one.

Right now he has a bit over 4500 on one credit card, 1500 I think on the one he closed and has been slowly paying down, owes 1300 to the government for last years taxes and about 2,000 to his parents.

Were crossing our fingers and hoping he’ll get it. then take it one bit at a time.

It would be really great if he could get a job, save up the takes for last year and knock out that small credit card or get the larger one below 4,000.

My loan that I mentioned was really close to getting re-paid was repaid yesterday!

So far I've had 2 loans be fully re-paid.

I also noticed my Credit Card is ready for another cash back reward so once i get the funds i'll be able to make a new loan on Kiva. Any Country Suggestions? I might have another loan repaid by the end of next month too.

Lots of stuff....

I’m buying back my old retirement…. Finally

The estimate is more then I planned for, but I’m going to have them deduct the money from my paycheck over the course of 2 years. It’s cheaper to deduct the money then to pay for the whole thing in a lump sum because I won’t pay taxes on the money if they take it out of my paycheck. It’s only $30 more to have them take it out over 2 years instead of one, and I like the smaller amount as it gives me more flexibility in my budget. It would cost me $1,620 to pay it in a lump sum, or $1,333.28 taken out over 2 years including interest. I have $1,000 saved up so I need to find 333.28 in my budget. They will take 30 something dollars from each check or something like that. It’s very do able and I get to buy 0.8 of a year of service… which is way nice because to buy a year now, is around $5,000.00

I’m planning on taking out what my paycheck is short from the $1,000 banked up so I need to find the 333.28 so my budget is still okay and I still have the same amount of money I’m used to having each check. Once my raise goes into effect, I’m going to change my state withholding back to zero so I don’t owe at the end of the year. This will probably eat most of my raise but well see what I end up getting when the paperwork is processed.


----- A little doom and gloom----
The economy continues to take its toll. I work at a smaller facility and, since every budget cut is on the table, so are the operating hours of a few of our facilities apparently.

I won’t loose my job if they cut the days we are open and I’ll still get 40 hours a week… but my hours will change. Just makes me wonder a bit about everything… and worry. If it gets down to layoff’s I’m going to freak out, but they say I’m “irreplaceable.”

To combat my worries, I think I’ll be changing the budget for June and July. There are a lot of savings goals I’d like to wipe out sooner rather then later as I also have a huge trip I need to save for come September/October (the 7 days in Florida)…

I think by August i should have everything nailed down... minus the expanding house down payment.

That being said, I’ll also be taking a mini vacation this June to remember why I’m working and saving so hard for my future. I’ll be hitting San Francisco for the first time ever to see a drum line show (mainly for my boyfriend who loves that sort of thing) and the golden gate bridge and San Fran for me. We’re going with 2 other friends and splitting gas and the hotel costs so it will probably be around $30 bucks for gas, $50 for the hotel, and $30 for the show so $110.00 and I’m guessing about $40.00 for groceries since they are down for shopping at the grocery store and keeping it cheap. If I can get by with $150.00 for the three days it will be awesome. June is also our year and a half anniversary. So it will be nice to go do something.
I’m mainly taking the mini vacation break because it’s in the middle of my work’s summer season, and summer is the busiest time since I work in Recreation… so if I don’t take a break, I’ll crack and loose all sanity so it’s a win win.

Boyfriend also applied for 10 different jobs over two days. He’s finally kissing contractor land goodbye and I’m soooooooooo proud of him. he just can't handle contractor taxes and its nice that he's finally applying. He’ll take anything for a stable paycheck coming in and he’s excited about prospects. I hope he gets something. He actually wants to stock shelves and a few places are hiring for that. He likes to organize and not deal with people that much.

We know that the goals for May were to save money for the b-day party, pay my speeding ticket 283 with traffic school (I’m never coasting down a hill in neutral to save gas again…), put $120 in my car emergency fund, and $695 into the house down payment fund. That’s all scheduled to work according to plan. With my new desire to knock everything out in the next months following, the budget for June: (you’ll notice I’m going to put all the money down for my renter’s insurance premium which frees up about 10 bucks a month because I find it a hassle to put that amount away each month.)

I'm very fortunate

I was thinking back to that comment about how much my take home pay is changed by the fact that I don’t qualify for social security, and essentially don’t pay into it…

I’d have to make $1735.00 before taxes every paycheck to make what I’m making now, which is only $1,534.43 (including caf cash benefits) before taxes…

I’d have to make a base pay of $44,727.54 to essentially take home the same amount of money I get to take home making $39,501.54 as a base.

Dang…

Thankfully if I make a career change and become a teacher (since that’s what my degree is in) I’ll still be working with the Cal PERS system… but I’m REALLY lucky to have the job I do.

Too bad I hate it most days as it dries up my soul as I work for local government and hate most of the decisions they make…

I really hope they keep their word about no layoffs.

I'm 23!

I threw a huge party in celebration of me.

I'm 23 now..... and it feels good.



The party was a bit on the pricy end, but it will all come out even at the end of the month.

I'll be paying for my speeding ticket and part of my car emergency fund this month and do my invisiline next month since the ticket came the other day in the mail. I also paid my car insurance premium for the next 6 months so i'll begin to bill myself again each month so i have the next payment before I need it.

Another KIVA LOAN

It's been so long since i've been able to make another KIVA loan. I logged on this morning and found more countries that i've yet to loan to so I took some re-paid funds and loaned them out.

One of my loans was really close to being re-paid off and i haven't really gotten to do much with KIVA in a while so I decided to re-loan some of the money back out a little earlier then norma. (I normally wait until a loan is fully re-paid to re-loan out funds.)

So where and what did i loan to? A group wanting to purify water.

Kalobwe Ngoy has spent almost his entire life in business. Through primary and secondary school and up through advanced studies to the present, he has acquired a solid experience in earning a living. Kalobwe's first business was selling lamp kerosene, a business he began in 1978 with a starting capital of US$ 1 when he was still in second grade. From 1978 to 1988, Kalobwe worked hard and practiced good management which allowed him to accumulate profit that he used to diversify his business, adding the sale of charcoal and smoked fish.


In 1988 he had a total capital of US$ 200. After having received his official high school diploma in 1988, Kalobwe went to Kinshasa to register for higher studies. From 1989 up to the present, he got into another type of business selling larval caterpillars (as food), which are much in demand in Kinshasa. His beginning capital for the new business in 1989 was US$ 150.



Over the years and using the profit he accumulated, he managed to begin selling other products as well, for example peanuts and purified water. Presently, Kalobwe has a capital of about US$ 1000 and his business is generating a profit of US$ 300 per month.



Working with HOPE since July 2008, Kalobwe wants to make his dream come true: opening a little factory making purified water. His business is situated in the north-west district of the city of Kinshasa. He is 43, married and the father of 8 children from 1 year old to 20 years of age. Six of his children are enrolled in school. Kalobwe and his family love their businesses because they provide them with the financial means to solve household problems.

Wow, they must not take very much taxes and whatnot out of your checks for you to make $16.79/hr and take home over $1200/check. I make $19.89/hr and take home $1076/check. I do have 10% going to retirement before take home, the rest is taxes.


I don't have to pay social security taxes... so that's 7% more that I get to keep every paycheck then the average joe. They take 1% for my pension and my employer pays the rest of it.

I also get a "Cafeteria" cash amount for unused benefits. 191.23 every check (except the bonus checks i get 2 times a year) because i budget on 2 paychecks a month and twice a year we get 3 paychecks in 2 months.

If you add the caf cash to the total of my hourly pay, it works out to be 19.20 an hour if you divide by 80 hours a check.

My benefit allotment never changes, but the prices of insurance go up every year so the amount i get in caf cash changes every year, So for now, i make around 19.20 an hour if i include it as part of my hourly compensation.
